M-T- Ranch
is undergoing big
changes!
Sunni and I have reached the age where our
priorities are changing. As much as we love the
M-T Ranch, and as much as we enjoy our lifestyle
and the sheep and goats, we've decided to take a
different road in the future. We'd like to
concentrate on family, spend time  visiting the
grandchildren, and Sunni would like to focus on
her painting, photography, and writing. So, we've
decided to place the ranch for sale as a turn-key
operation. Everything goes, except for Sunni's
horses, the house dogs, and personal items. Check
the following pages for a tour of the ranch, and a
listing of a few of the amenities.
Location:The ranch is located in Southwest
Arkansas, in the foothills of the Ouachita
mountains, just a short drive from the twin
cities of Texarkana, Texas and Texarkana,
Arkansas. The area offers the best of country
living, but is centrally located, just a few hours
from Shreveport, Dallas, Little Rock, and
Oklahoma City.
School systems: The area has a great school
system. Cossatot Community College of the
University of Arkansas is within a ten-minute
drive, and offers several degrees completely
on-line. Many residents continue on for
four-year degrees locally or at any of several
area universities.
The Ranch: The ranch contains 173
acres of improved pasture and
timberland. We just finished fencing
the perimeter in 4x4 net wire with a
barbed wire top and base. This has
made the pastures virtually
predator-proof, although we always
knock on wood when we say that.
Pastures are divided into
manageable acreages, and all have
access to water. The working pens
are centrally located, and all
pastures funnel into a main area for
easy feeding and ease in getting
animals to the lots. The pastures are
divided into 26 lots and corrals of
varying sizes for one-person moving,
or to rotate pastures. Pastures are
planted in native grasses, clover, and
rye. This season, we harvested 78
1400-lb. round bales on 20 acres .
Water: The year-round Cool Easy Creek runs through  
M-T Ranch. The Ranch also has a seasonal creek, and five
ponds, some stocked. Two of the ponds were once set up as
a minnow raising bait business. While you might not care
about raising bait, you will enjoy lazing around on the
ponds in the two flat-bottom boats we include. In addition,
there are four wells, and the area is serviced by Rural
Water, with lines on the property just waiting to be hooked
up
Trees:While we pride ourselves
on our rich pastures, we are
equally proud of our timberland.
Acres of hardwoods are ready to
be harvested, or to simply
cherish. In addition, we enjoy
bountiful crops from the stands
of dozens of mature pecan and
black walnut trees.  In the spring,
we watch bald eagles and golden
eagles roost in the tops of the
cypress trees as they rest before
heading on to the nearby Pond
Creek National Wildlife Refuge.
The Refuge is also open for
hunting.
Heavy equipment: Every good rancher
has to deal with hay at some point. We
produce all of our own hay on owned and
leased land. Besides feeding our own
stock, we always have enough left over
for sale, and custom bale for neighbors.
Equipment that comes with this part of
the ranch include a 1998 98 HP Massey
Ferguson 6170 4-wheel drive with cab
and air; a 1986 90 HP Massey Ferguson
two-wheel drive with a roper cover; a
52 HP  1986 Ford 4600 two-wheel drive;
 a Vermeer 554  4x5 1/2 baler; a Kuhn
700HD mower with the caddy for quick
and easy one-person hook-ups, and  an
eight-wheel rake. In addition, you need
something to move the hay, so you'll get
a 2001 Dodge one-ton, four-wheel drive
diesel dually with a flat bed and fuel
tank, a 24-foot flatbed trailer with a
four-foot dovetail to haul as many as
fourteen 5.5-foot round bales or
seventeen 5-foot round bales at a time,
and all the equipment you will need for
feeding hay. That includes hay spears,
and also a nice little 16-foot dump
trailer. Other tractor equipment
includes hay spears, adjustable forks,  a
grapple bucket, a post hole digger, road
grader blade, seven-foot disk,
tree/stump cutter, hydraulic tree cutter,
a plow, and a PTO-powered grain
wagon. This is just a partial listing -
there is much, much more included in the
sale - trailers, another truck, etc. This is
literally a turn-key operation. You'll be
set up for business from Day One.
